The architectural project concerns the functional adaptation and development of an agro-tourism complex with accommodation and restaurant functions, located within the territory of the Dajç administrative unit, Municipality of Lezhë. The project aims to enhance the value of the existing building and territorial assets, while respecting the rural character of the area and integrating harmoniously with the surrounding landscape.
This architectural report has been prepared within the framework of the application for approval of the architectural project for a building with a tourist accommodation function—guesthouse and restaurant—known as “Bujtina Tushaj,” and seeks to present in a structured manner the design concept, the existing condition, and the proposed interventions, in compliance with the urban planning and construction legislation currently in force.
The project is developed on an existing building complex, which includes a two-storey building with a hospitality function, a single-storey building with a restaurant function, as well as auxiliary service spaces arranged in a functional relationship with the main building. The primary objective of the project is to improve the architectural and functional quality of the complex, to raise service standards for accommodation and recreation, and to ensure the harmonious integration of the proposed interventions with the rural context and the surrounding landscape.
The proposed interventions do not aim at substantial volumetric or structural changes, but mainly consist of internal functional reorganization, façade improvements, landscaping and arrangement of outdoor spaces, and aesthetic adaptations, with the purpose of creating a coherent and sustainable architectural identity. The project respects the existing building typology, traditional materiality, and volumetric relationships, avoiding interventions that would compromise the character of the area.
From an urban planning perspective, the project has been conceived in accordance with territorial development conditions and local planning regulations, ensuring proper access, clear separation of functional flows, and rational use of the parcel. Furthermore, building orientation, natural lighting, ventilation, and the relationship with green spaces have been taken into consideration, with the aim of improving user comfort.
This report serves as an explanatory document for the local authority, with the purpose of outlining the proposed architectural solutions, the design rationale, and the project’s compliance with legal and technical requirements, and constitutes an integral part of the application file for approval.
